The state of Texas adopted a state building code in 2001. It is called the International Residential Code - 2000. The IRC Building Code applies to all new homes, townhouses, and condominiums built since 2001.
Unfortunately, some new homebuilders follow the building code better than others. If there are any building code issues, code documentation is provided at the end of the inspection report in the form of a series of appendix sheets that spell out the applicable building codes, sections, page numbers, and the exact code provisions. This building code documentation may assist you in your negotiations with the builder.
It is important for our clients to realize that we have no authority over the builder. However, in many cases, we receive feedback from buyers of new homes telling us that after negotiating for 3 days, the builder finally agreed to repair about 80% of the items listed in our inspection report.
